I would say a lot! If you’ve managed to put yourself into a position where you can own a multi-residential property than your time is very valuable! And as such, your time is probably better spent increasing your net worth rather than scheduling maintenance, responding to emergency repair calls, changing toilets, fixing appliances, cutting the grass, shoveling the snow, raking the leaves, cleaning out the eaves troughs, and coordinating repairs. That is what we are for!

PROPERTY MAINTENANCE

We often heard that property management is just a matter of picking up the phone and calling someone to make a repair. If it were only that easy! Properly maintaining a property goes far beyond simply Googling a contractor and paying them to fix an issue. First and foremost, all work must be warranted so that money is not being wasted. Contractors have to be properly screened with referrals. Carpe Diem vets our contractors and requires they sign a strict Supplier Manual ensuring they are covered for WSIB and have valid 3rd Party Liability Insurance. Special rates based on volume are pre-neogitated and those savings are passed onto our Landlords. Warranty’s are requrested and tracked. And follow ups to make sure the scope of work is completed as quoted must be peformed to ensure complaince. If only it were a matter of picking up the phone!

We further understand that Property maintenance is not only necessary but it should be dealt with proactively. That is why we offer preventative maintenance programs that make sense. We understand that PM’s and arranging ongoing maintenance can be time-consuming and tricky. We consult with you to calendarize all maintenance in advance. Whether it’s grass cutting or furnace inspections, or perhaps more specialized work like tending to a wine cellar, we customize the maintenance plan to your needs. Whatever the special instructions, we give you peace of mind that your property is taken care of.

REPAIRS

We’re available 24/7 to respond to emergencies and coordinate our contractors and staff access with your tenants. Attending to tenant concerns efficiently and in a timely manner is a key contributor to keeping your rental property “quiet”. Whether it’s a clogged toilet, blown fuse, appliance broken, or malfunctioning HVAC, repair calls have an inherent potential to be disruptive to your property and tenant. Carpe Diem has worked hard to develop protocols to keep costs under and repairs done properly the first time.

WHAT DOES A GOOD TENANT LOOK LIKE?

We treat your investment like its our own. And we are not just saying that. If a potential tenant does not meet our criteria we are not going to waste your time. Of course, we can’t make the perfect tenant appear with a magic wand but we do promise to only introduce tenants of the highest caliber possible. We know what to look for, where to look, and what questions to ask to separate fact from fiction. And if they don’t meet Carpe Diem’s standards we know they won’t meet yours!
